Senior Realty Technician – Right of Way Land Management & Acquisition
Our client, a leading Pacific Northwest utility provider dedicated to public service and environmental stewardship, is seeking a Senior Realty Technician to join their team in Grand Coulee, Washington. In this role, you will play a key part in supporting real estate operations, ensuring effective management of property rights, and contributing to projects that sustain vital utility services. Pay Range: $38.00 – 41.35, DOE
Location: Grand Coulee, Washington – HYBRID – 3-days per 2-week pay period (Subject to change)
Key Responsibilities for Senior Realty Technician:
- Review and analyze property rights and ownership reports for land use management.
- Prepare Acquisition Assembly packages and Land Use Agreements using provided templates.
- Order and review title reports for completeness.
- Train and support contract technicians on file requirements.
- Collaborate with Appraisers, Surveyors, and Mappers to develop acquisition strategies.
- Draft and prepare correspondence, including letters and memorandums.
- Validate legal descriptions and ensure accuracy in land documents.
- Manage routine property cases and assist with complex property management tasks.
- Review real estate agreements for compliance.
- Analyze title policies and initiate steps to address issues with legal counsel.
- Perform administrative tasks such as copying and document assembly.
- Verify land acquisition aligns with policies, processes, and timelines.
- Act as a liaison between project teams and landowners during construction projects.
- Serve as a Field Inspector, observing and reporting on land acquisition contracts.
- Respond to public inquiries about land use policies and rights-of-way.
- Conduct data research using various platforms.
- Process application fees and obtain permission for land access.
- Maintain and organize official records for compliance and audits
Requirements/Qualification for Senior Realty Technician:
- High School Diploma is required.
- Associate’s degree is preferred.
- 7 years of work-related skill, knowledge and experience is required.
- Experience must include work related to real estate principles, practices, precedent cases, and comprehension of the technicalities of government real property procedures, rules, and regulations
- Course Work or experience related to real estate principles, practices, precedent cases, and comprehension of the technicalities of government real property procedures, rules, and regulations is required.
- Professional knowledge of the principles, practices, techniques, and underlying concepts of Real Property Services, which may include Geospatial Services, Survey and Mapping, Real Property Field Services, Realty Support Services, or experience coordinating projects that include these / similar support services.
- Knowledge and experience with a Land Information System (LIS) and Application Extender.
- Knowledge of land management, acquisition templates, and commercial facility leasing. Knowledge of real estate documents including but not limited to: Warranty Deeds, Deeds of Trust, Mortgages, Quit Claim Deeds, Liens, property title reports, and assessor/treasurer property information reports.
- Knowledge of the general concepts of real estate management and commercial facility leasing which may include geospatial services (GIS), survey and mapping, LIDAR imagery, or obtaining information from title companies/county courthouses.
- Knowledge and experience acquiring real property rights for utility easements.
