OVERVIEW OF THE CONSTRUCTION PROJECT MANAGER ROLE:
Under the direction of management in the Office of Planning & Capital Construction, the Construction Project Manager (PM) is responsible for leading, planning, and managing the development and implementation of bond-funded capital projects and assisting with capital investment programs. Typical responsibilities include campus planning and design improvements; oversight and inspection of construction, renovation, rehabilitation, and remodeling projects; organizing and conducting public meetings to gather input. These are performed with the participation of campus/user groups and other key stakeholders.
Compensation: $82,293 - $119,325

WORK ENVIRONMENT:
Work is generally performed in an office environment with frequent interruptions and irregularities in the work schedule. Working hours may vary and occasional evening or weekend work is required. Frequent travel to other locations is required. Frequent climbing, balancing, sitting, reaching, walking, standing, lifting, stooping, or carrying of equipment and materials may be required.

ESSENTIAL RESPONSIBILITIES:
- Assist user groups with developments of programming and scope of work. Coordinate with external design consultants to define scopes of work.
- Participate in bond program capital investment planning activities.
- Provide advice and consultations for capital planning and design of improvements and capital construction projects.
- Identify and engage with all relevant college support and service groups to ensure total project programming requirements are met.
- Represent the College at external meetings with outside agencies. Serve as a liaison with city, county, state, and federal agencies on issues related to facility planning.
- Manage all phases of project development for large and/or complex construction and facility improvement projects, as well as renovation work.
- Provide overall project and construction management services on assigned projects. Assure that construction is carried out according to plans and specifications. Maintain complete administrative records of project records, files, reports and correspondence. Prepare reports as required. Ensure conformance with standards. Develop, communicate, and modify project and key events schedules.
- Ensure that Leadership in Energy and Environmental Design (LEED) certification is addressed for appropriate projects.
- Work in conjunction with appropriate personnel to ensure the accurate and timely completion of projects.
- Organize and conduct public community meetings to gather input and address neighborhood concerns related to the College’s capital investment program; draw in relevant internal and external stakeholders.
- Research and make recommendations on permitting and site planning of public facilities, rights-of-way, easements, and zoning changes.
- Participate in the selection of vendors and contractors. Write, issue, and review requests for proposals for a variety of consultants and services. Coordinate, facilitate, and manage the selection committee and process. Participate in defining the terms of contract agreements and ensures work is completed satisfactorily.
- Monitor the performance of contracts to ensure compliance with applicable specifications. Direct contractor supervisory staffs where necessary.
- Plan, prepare, monitor, and manage project budgets to identify and prevent potential financial overruns and variances; make appropriate decision/recommendations to alleviate financial implications.
- Coordinate with vendors, end users, and internal staff for furniture/fixtures/and equipment, moving services, and telephone/data setup.
- Prepare and deliver project status presentations to senior management, civic groups, and internal college audiences.

Bachelor’s degree in Planning, Construction Management, Interior Design, Business Administration, Public Administration, or other related fields. Experience may substitute for the degree requirement on a year-to-year basis. Five years of progressively responsible facility planning and construction project management experience, including financial performance accountability, or a combination of education and experience which provides the applicant with the knowledge, skills, and abilities required to successfully perform the job.
